The four steps

Search and shortlist

Search the whole island's inventory in one place and filter by property type, district and bedrooms. Every listing carries documented photos and condition details, so a shortlist can come together from another country.

What the filters actually select

The property type filter covers every label at once: searching villas also returns resort houses, and apartments return condos described either way. District names follow the island's own nesting, so Chaweng sits inside Bo Phut and Lamai inside Maret. Bedroom counts matter less than newcomers expect, because one, two and three bedroom homes each make up roughly a third of this market. Prices run from a quarter of homes under 25,000 THB a month to three quarters under 100,000 THB.

How to read a listing

Start with the photographs, then check the facts around them: the minimum lease the owner accepts, whether wifi is included in the rent or billed separately, and whether electricity and water sit alongside the rent or folded inside it. Furnishing is listed as an inventory, not an adjective. Anything a listing cannot state plainly is worth asking about before booking.

Two amounts, two purposes

The rent buys your months in the home. The deposit is different money: it stays yours, held against damage rather than spent, and it comes back when the tenancy ends well. They appear as separate lines before you confirm anything, and no payment page ever merges them into one figure.

If the home is not as described

Every listing is built from the partner's documented photographs and condition details, recorded before the listing went live. When you collect the keys, the move-in condition report records what actually greets you. Those two documents make any mismatch provable instead of a matter of opinion: raise it through the app with both records attached, and the comparison decides rather than anyone's word.

Paying rent and deposit online before arriving on Koh Samui

ID, digital contract, move-in

Verify your identity and sign your lease digitally, with your documents stored in your account.

The documents involved

Identity verification uses your passport photo page, uploaded once. The lease is then signed digitally by you and the property side, and the signed contract lives in your account for the whole tenancy, not in a drawer somewhere in someone else's office.

The TM30 filing

Thai rules require every foreign tenant's address to be registered with immigration. The filing is form TM30, submitted by the property's owner or manager to the local immigration office within 24 hours of move-in. We chase the confirmation so a copy of the receipt reaches your account, because visa extensions ask for it later.

Checking the condition report

Walk the home with the report on day one rather than trusting it blindly: check the electricity and water meter readings against what is written down, walk the furniture inventory room by room, and make sure anything already damaged is photographed before it could become yours.

Stay as long as your lease runs. When you move out, your deposit is returned within 3 business days of move-out, checked against benchmarked repair costs.

How repair costs are judged

Any deduction has to point at a specific item and a figure from the benchmark table of standard repair prices, sized to this island's market. The benchmarks exist precisely so ordinary wear never turns into an invented invoice, and so the same chipped basin costs the same to fix in every property.

When you disagree with a deduction

Reply through the app rather than arguing at the doorstep. A disputed line arrives carrying its own evidence, the entry in the move-in report, the move-out photographs and the benchmark figure, and the comparison runs on those records. Anything the records do not support comes back with the rest of the deposit.

Questions about the process

Do I have to be in Thailand to rent a home?
No. Searching, shortlisting, booking and paying all happen online before you fly, and the lease is signed digitally. The first thing you do in person is collect the keys and walk the move-in condition report.
What is the TM30, and do I need to file it?
It is the address registration Thai immigration requires for foreign tenants. Form TM30 is filed by the property's owner or manager with the local immigration office within 24 hours of move-in. A copy of the receipt lands in your account, which is what visa extensions ask to see.
What happens if the property is not as described?

Which documents should I keep after moving in?
The signed lease, the TM30 receipt and a copy of the move-in condition report. Immigration, banks and future rentals all ask for some combination of the three, and each lives in your account as well as your own files.
