What the DTV actually proves about where you live

I watched a neighbour in Maenam lose three weeks last year to a rejected extension because his address trail stopped at a hotel booking. The Destination Thailand Visa itself proves little about housing: issued for five years with entries of up to 180 days, it rests on your funds and your work situation, not on a Thai lease. Residence enters the picture later, at the immigration office in Nathon, when an extension or a routine check asks you to show where you actually sleep.

Which documents count as proof of residence

Two papers do the work on this island. The first is your signed lease agreement, showing the property address, both parties' names exactly as they appear in passports, the term and the monthly rent in baht. The second is the TM30 receipt that registers that address with immigration. I keep both in every tenant's account after filing, because an officer at the counter will ask for them together, and a lease without its TM30 receipt reads like somewhere you once looked at.

What a compliant lease actually contains

Nine years of reading tenant contracts taught me which leases survive the immigration counter: the ones carrying boring details. A compliant lease lists the full property address, the owner's name matching the signature, your name spelled as your passport spells it, fixed start and end dates, and the rent as a monthly baht figure. Handshake deals fail because they answer none of those questions. Only terms beyond three years reach the Land Office for registration; anything shorter lives on the paper you hold.

The TM30 filing behind your address

What happens to your address after the keys change hands? Form TM30 is filed by the property's owner or manager with the local immigration office within 24 hours of move-in; it is their legal duty, not yours, but your visa file depends on it. I chase every filing until the receipt lands in the tenant's account, because a missing TM30 surfaces at the worst moments: an extension interview, a border re-entry, a letter from the office asking questions.

Staying past 90 days: the TM47 report

Long stays carry a rhythm: every 90 days inside the country, you report your address again on form TM47. The window opens 15 days before the due date and closes 7 days after, and the report goes to immigration online, by post or at the counter. During my first rainy season I missed the rhythm myself and paid for it with a rushed trip to Nathon; now the reminder sits in every Samui Stay tenant's calendar alongside their lease dates.

How lease term lines up with visa term

"Does my lease need to outlast my visa?" The six-month version of that question reaches me weekly. It needs to cover your permitted stay, not the visa's life: a DTV entry admits you for up to 180 days, so a six-month lease pairs cleanly with one entry, while a twelve-month home suits a planned extension. When I arrived from Lyon in 2017 I chose backwards, signing a year and holding months I could not legally fill. Match paper to permission.

Extending a stay from Koh Samui

Nathon's immigration branch office handles the island's extensions. A DTV holder applies once per entry for an additional stay of up to 180 days, lodging a passport, a photo, the TM30 receipt, the same funds evidence the visa originally asked for, and the 1,900 baht fee. I walk tenants through the queue often enough to time it: arrive at opening and most files finish before lunch. Nothing about the visit is hard when the address papers are already sitting in order.
