Villa, house or resort house: what the label tells you
Koh Samui's rental market uses three words for what is usually the same kind of property. A walled three-bedroom home with its own pool gets listed as a resort house by one feed and as a villa by the next; another ends up labelled simply a house. The word describes who listed the property, not what you would live in.
That matters more than it sounds. Around four of every five homes in our inventory are whole homes under one of those labels, and a search that filters for one word alone quietly hides the rest. Our search covers all three at once, so nothing suitable disappears because of a label.
What a whole home gives you
Renting the entire property changes what a month here feels like. The advantages are physical, not adjectives:

Your own land behind your own gate
The plot belongs to the lease. Nobody walks through your space to reach theirs, and the walls or hedges at the boundary are yours to sit inside.
A private pool where the property has one
No shared hours and no swimming between strangers. Where a home has its own pool, it runs on your schedule, which matters most in the hot months.
A garden you actually use
Space for children to play, laundry to dry in the sun, or simply trees and frangipani to look at after work instead of a car park.
Parking at the door
Most whole homes include covered parking. If you rent a car or keep a scooter, it sits behind your gate rather than in a shared bay down the road.
Distance from the neighbours
Whole homes stand apart. Music, calls and dinner on the terrace stay your business, and nobody's renovation starts on the ceiling above you.
Who a whole home suits
Three kinds of renter end up choosing this page over the apartment one:

Families relocating
A family arriving for a school year or a one-year experiment needs bedrooms, a fence between the lawn and the pool, and room for grandparents to visit. Whole homes make island life with children workable, close to the international schools in the north of the island.
Retirees settling in
A single-storey house with a garden suits a longer, quieter tenancy: no lifts, no shared corridors, and a plot you enjoy without maintaining. Retirees often renew the same home year after year.
Long-stay professionals
Consultants and business owners on multi-month assignments use the living room as an office and the dining table for colleagues, with a signed contract and partner paperwork that satisfy an employer asking for proof of where they live.
What a whole home actually costs
Real figures first, from our full inventory read on 23 August 2026 covering all 1,986 homes on the island. A quarter rent for less than 25,000 THB a month, the middle of the market sits at 55,000 THB, and three quarters rent for less than 100,000 THB. Whole homes take the larger share of the upper half of that range, especially those with private pools and larger plots.
Bedroom count moves price less than newcomers expect. One, two and three bedroom homes each make up roughly the same share of this market, so two homes with identical bedroom counts can sit tens of thousands of baht apart depending on the district, the plot and the pool.
Treat any single number quoted at you as a starting point, never a summary. The ranges above are the honest shape of the market; current prices for every individual home sit in the app.
Where whole homes are
Homes cluster along the north and west coasts. Two names on local listings confuse everyone: Chaweng is a village inside Bo Phut, and Lamai sits inside Maret, so their counts are kept separate below rather than added together. These districts suit whole-home living best:

What you see before you pay
Photography comes with nearly every home on the island: 30,735 photos across our inventory, with condition details documented by partners before a listing goes live, and video walkthroughs where the partner supplied them. The move-in condition report
On handover day the property is recorded room by room: floors, walls, fixtures, furniture, the state of the pool and the garden. Move-out is compared against that report, which is how honest wear stays free and real damage gets priced from evidence instead of invented on the spot.
Your deposit, and getting it back
The deposit is collected once, alongside your first rent payment, and shown as its own line before you confirm anything. It protects the owner; the machinery around it protects you.
When you move out, your deposit is returned within 3 business days of move-out, checked against benchmarked repair costs. Any deduction traces to that benchmark table and to the move-in condition report, so the number arrives explained line by line rather than negotiated face to face.
Paperwork for a visa file
Leases on Samui support long-stay visa applications - retirement, DTV, education - but immigration decides outcomes, not landlords or agencies. What we control is whether your paperwork exists, matches reality and arrives complete:
