Condo, apartment, condo apartment: one thing here
Local listings split small-unit stock across three labels: condo, condo apartment and apartment. As with villas and houses, the division follows whoever listed the unit rather than the building itself. Around 315 of the island's homes sit somewhere on that spectrum, described one way or another depending on the feed they came from.

What the building adds
An apartment rents four walls; part of what you actually get is everything outside them:

Security at the entrance
Gated access, key cards and, in many buildings, a front desk that knows who belongs. For a first home in a new country, that layer matters more than another ten square metres.
Lifts and floor choice
Ground-floor units make arrivals and groceries easy, higher floors buy airflow and a slice of sea between the palms. In this heat, the stairs should stay optional.
A shared pool and gym
Cleaned, chlorinated and paid for inside the building's budget rather than yours. Swim before work without ever owning the maintenance.
On-site management
When a pump fails or a key card dies, there is an office to report it to. Problems go to staff with a job list, not to voicemail.
Minimum lease, and how flexible it is
Settle lease length first, because it decides everything else. Leases through Samui Stay run from 1 to 12 months, and every listing states the minimum term its owner accepts before you book.
That flexibility is why people start here. A student booking a course-length term, a contractor on a six-month project and a couple testing the island before committing to a villa are solving different problems, and none of them needs a twelve-month lock-in to solve theirs.
Furnished, in practice

Here, furnished normally means you arrive with a suitcase: beds and wardrobes, a sofa and a dining set, air conditioning, curtains, and a kitchen with a fridge and hob, usually with a washing machine in the unit or the building. Unfurnished units exist but are uncommon among condos.
Confirm the inventory list in the contract rather than trusting the adjective. The move-in condition report records exactly what was present when you arrived, which is precisely what protects your deposit at move-out.
Wifi you can bet a workday on

Island internet is genuinely good in built-up areas and variable at the edges. Condominium buildings in Chaweng, Lamai and Bo Phut generally have fibre packages available, homes out at the fringes lean on weaker lines, and storms interrupt things occasionally wherever you live.
Verify before booking instead of hoping after arriving. Ask which provider and package serves the unit, whether the router sits inside your apartment or behind reception, and request a speed-test screenshot taken inside the unit on an ordinary evening. Listings document whether wifi is included in the rent or billed separately, and that answer belongs in your decision, not your surprises.
What a month really costs
Real anchors first, from our August 2026 inventory read of all 1,986 homes: the median rent on the island is 55,000 THB a month and a quarter of everything rents for under 25,000 THB. Apartments and condos sit mostly on the affordable side of those lines.
Electricity and water are charged separately from rent, usually by meter reading at the rate the building pays, and shown alongside the rent rather than folded into it. Where a quote includes bills, the listing says so plainly. Either way, rent and deposit appear as separate lines before you pay anything, so the monthly arithmetic is never a guess.
Who an apartment suits
Remote workers
A desk by the window, a gym downstairs and cafés within walking distance. Connectivity can be verified before booking, which makes an apartment the safest base for a working month.
Solo renters and students
A first home in a new country goes easier with a security desk downstairs and predictable bills, on lease terms that match a course or a season rather than a lifetime decision.
Couples trying the island
Three months in an apartment answers whether Samui is a phase or a plan. If it turns into a plan, whole homes with gardens and private pools are the natural next search.
Retirees keeping life simple
No garden to fight in the rainy season, a lift instead of stairs, and costs that arrive itemised. Plenty of long-term residents renew the same condo every year.

Deposits, sized down but protected the same
Apartment deposits are smaller than villa deposits, and for a first-time renter far from home a withheld deposit hurts proportionally more, not less. The protection does not scale down with the ticket size.
