What the whole market actually charges
I keep a spreadsheet from my 2020 search that now reads like a period document, but its shape holds: the island prices in bands, not a smooth slope. Across the audited inventory of 1,986 homes, a quarter rent under 25,000 THB a month, half under the 55,000 median, and three quarters under 100,000. Villas and houses stack toward the upper bands while condos and apartments cluster underneath; both worlds exist in every district.
What a villa actually costs each month
Rent is where villa budgeting starts, not where it ends. A pool home above the median carries air conditioning across a big floor plan, garden watering, and usually electricity billed separately at meter rates, which in hot months adds thousands of baht. Deposits typically ask two months up front. None of this makes villas a bad deal; it makes them a bigger commitment whose true monthly figure you assemble yourself rather than read off the listing.
What the condo fee quietly includes
Apartment rents sit lower partly because a building shares its costs. My two-bedroom in Lamai bundles security, pool cleaning and gym upkeep into the rent through the building's own fee structure; wifi is explicitly included in 660 of the island's audited listings. Electricity still meters separately, though one compact unit cools cheaply compared with a villa's volume. The total arrives smaller and far more predictable than my earlier whole-home months ever did.
When a whole home earns its premium
If your household runs to three or more people, a garden matters, or work-from-home days need actual doors, whole homes stop being a luxury and start being the sensible option. Extra bedrooms cost surprisingly little against hotel-style alternatives over a year, outdoor space absorbs children in a way no balcony can, and longer leases spread setup costs thin. My neighbours in Maenam pay more than I do and spend less per person; that arithmetic decides families.
When an apartment is simply the smarter buy
I chose my current condo for boring reasons and stand by every one of them. Solo or paired, most renters use two rooms and a kitchen; paying to cool five empties makes little sense. Lock-up-and-leave travel gets easier when a building watches your place, maintenance calls go to a manager rather than a landlord's cousin, and shorter commitments let you test areas before settling. For my contractor income rhythm, flexibility outranks square metres every renewal season.
The decision rule I give friends
Decide by household shape and stay length, never by which photographs flatter you. One or two people staying under a year: apartment, almost always. Family of four staying multiple years with school runs: house, almost always. In between sits an honest middle where either works and total monthly cost should break the tie, calculated with utilities counted rather than skipped.
