I arrived from Lyon in 2017 on a tourist visa and signed my first Thai lease without understanding half of it. Today I handle lease contracts and immigration paperwork for Samui Stay tenants: TM30 filings, visa extensions, and the move-in condition report that decides whether a deposit comes back intact.
